How do I know what to look for in an experienced Property Manager?

If you’re looking for a Property Manager to protect your most valuable asset, you want to be confident that it’s in the right hands. When evaluating your service, consider the following:

Consistent, clear communication - It’s crucial that your’re able to contact your property manager and be kept in the loop at pivotal points such as lease negotiation, maintenance, vacate process and final inspections.

Dedicated Property Manager - Are you currently being managed by an agent with a pod system where information is getting lost in translation as too many people are working on separate aspects of the management? At Benchmark your property manager is 100% accountable and works on all aspects of your property's management.

What can I do if I am locked into a contract?

Whilst many agencies agreements can lock in their contracts for the term of your tenants’ lease, in Australia, on a periodical agreement, you must give a minimum 28 days’ notice to end the contract. If you are on a fixed term, the contract cannot be cancelled without written agreement between you and your agent unless it can be proven that the agent did not fulfil their obligations. Otherwise, you can continue to pay 50% of the management fees that would have been payable until the end of the contract term.

Do I have to wait until the tenancy is up before switching property managers?

No! Once you have organised to make the switch to a new property manager, your tenants will be notified of the change, and everything else continues as usual. You can do this at any point in the tenancy.

If you’re not happy with the service you are receiving, it can be better to change property managers in the middle of the tenancy, rather than at the end as it will enable your new property manager to be in control of the end of the tenancy, as well as hold tenants accountable for rectifying the property to the condition as per the commencement of the lease agreement

Will switching property managers affect my tenants?

A good transition process considers the wellbeing of tenants, and in many cases may lead to happier tenants. At Benchmark we handle the process from start to finish to ensure your tenants experience as little disruption as possible.

How do I know what my property should rent for?

Market forces will determine the amount of rent you achieve.

By providing us with your property address, we can provide you with a comparative market analysis that shows what other properties with similar characteristics have rented for.

Benchmark also employs skilled property managers who accompany all prospective tenants on rental inspections to ensure they are made aware of the positive features and hence are more likely to pay a higher rent.

How much does it cost to transfer the management to Benchmark?

We have no change fees associated with switching to Benchmark.

Why doesn't Benchmark use a pod management system?

At Benchmark, we have dedicated property managers for each portfolio rather than using a pod management structure.

A pod property management structure consists of a group of Property Managers working together within a small unit or pod. This gives both the tenant and lessor multiple points of contact, which can create communication and internal delegation issues, as well as causing potential information loss.
